How do I decide on a listing price for my property?

As Realtors, it’s our job to give you a price range for listing your property, based on current market data. Part of our listing process is to create a Comparative Market Analysis (CMA), to give you an idea of your property’s value, based on recent comparable sales in your area. Being assured that your property is priced right is one of the many advantages of having a Realtor on your side.

How will you market my listing?

Our marketing plan varies depending on the specific property. While we use a number of different marketing tools, the internet continues to be the most effective form of reaching potential buyers, and is where we spend the majority of our time and money.

How will I know how much closing costs will be when I sell?

Again, leave that up to us! We can create a “Net Proceeds Sheet” for you that will give you a very good estimate of your closing costs.

Can you help me with property out of the area, or out of state?

Yes! We are licensed to show and sell property anywhere in Texas. When it comes to properties out of the state, or properties that we feel are in an area where a local agent would be better suited for your particular needs, we have a network of qualified agents all over the world that we can refer you to. What does a Buyer’s Agent do?

A Buyer’s Agent will help you find the property you are looking for, while keeping your best interest in mind. If I chose to have a Buyer’s Agent, do I have to pay them?

NO!! The commissions paid by the seller cover both the buying and selling side. True, there are companies that still charge buyers a “fee”, but that is not something we believe in! We promise to go that extra mile helping you find your dream property at no extra cost to you!!

How do I know what to offer on a property?

Before you ever make an offer on a property, we will research comparable sales in the area. Providing you with this data will allow you to make a more informed buying decision.

Can you show me foreclosures?

YES!! Just sign up on our homepage, and we can start sending you a list of current foreclosures in your area!

How do I get qualified for a loan?

We have a number of local lenders that we can refer you to. These are all lenders that our clients have used, and been happy with in the past. The prequalification process is very easy, and can be started online with most lenders. Through years of experience, we have found that the two most important factors in choosing a lender that you will be happy with are: Staying local (this does not mean a national, big name bank that happens to have a branch locally), and Using a lender that has proven themselves and been successful with REAL buyers, in the same market place as you.

What about inspections?

We can provide you with a list of home inspectors in the area, share with you the name of inspectors our previous clients have been happy with, schedule inspection appointments for you, and let you know what to expect during and after your inspection.
